Everyone treats September like the slow month. I'd argue it's the honest one.
The casual summer shoppers are gone. What's left on both sides of the table are people with a reason — a job start, a lease ending, a house that's been on the market long enough that the seller is finally ready to talk. Deals in September tend to come together faster and with less drama than deals in May, and almost nobody is competing for them.
The other thing about September: it's the sharpest point of hurricane season, and that has real consequences for anyone mid-transaction. There's a note on that below.

Statistically the busiest point of the season. A good weekend to refresh the supply bin, photograph your roof and exterior, and confirm your policy's deductible and effective dates.

For buyers
In Florida, roof age is the single thing most likely to blow up an otherwise clean deal. Many carriers won't write a policy on a shingle roof past about 15 years — some draw the line earlier — and no insurance means no financing. Ask for the roof's age and permit history before you write the offer, not after inspection. If it's borderline, that's not automatically a no; it's a negotiating point, and sometimes a big one.
For sellers
Between now and mid-November you get buyers who are genuinely motivated and almost no competing inventory — a combination you don't see again until spring. After Thanksgiving, showings drop off a cliff until January. If selling this year is the plan, the listing needs to go live in the next few weeks to use the whole window.
